Renters Rights in Colorado? (long sorry)?

Three weeks ago our ceiling caved in from a larger water leak from the roof. It leaked so much that it went to the apartment below us and then the one below him. The next day the maintenance guy came and cut a gaping hole in the ceiling around the already existing hole (about 4×2 feet) it has been there since. They have cleaned the carpets from the disgusting water but since the carpets were so soaked there is now another water stain from us having to walk on it. What can we legally do because this is ridiculous. We haven’t been able to sleep in our bedroom for three weeks. We’ve been living on the couch. Can we withhold rent? How much? Any advise at all? My co-workers think I should call the health department because there is now a black sludge like substance dripping from the ceiling as well. HELP?!

How long did the landlord/maintenance person initially say the repairs would take? Is there an actual hole in your ceiling that leads to the outside? How was this hole covered? Have you followed up with your landlord? Was it by phone or email? How often? What was said?

Please take plenty of photographs. Rent can only be withheld if you intend to use it to pay someone yourself to repair the damage. You can also place it in escrow. There are very strict guidelines on doing that so please wait. Your landlord, while this is inexcusable, may be waiting for the insurance company to pay up. If you are not able to move out then hold on tight because this may end up in small claims court.
